This Uptown home is four and half blocks from Audubon Park and the streetcar line on St. Charles Avenue. Freret Street’s revitalized restaurants, bars and art market are within easy walking distance, as are the campuses of Tulane University and Loyola University New Orleans.
Size: 4,073 square feet
Price per square foot: 5
Indoors: In their 32 years of residence, the owners have made many improvements, beginning with the enclosure of an upstairs back porch to create a master-bedroom suite in the late 1980s and continuing through to the renovation of a guest bathroom in 2016. Within the last five years, the house has received fresh paint and storm-resistant, energy-efficient windows, and a cistern has been installed and connected to the irrigation system to maintain the extensively landscaped property.
Among the home’s greatest charms are its many original leaded-glass windows. Examples fill and surround the front door and are positioned above a window seat in the foyer and along the wall next to the staircase. The windows also flank the living room fireplace and rise as high as the hip-roofed red-tile dormer.
Turning left from the front door and passing through glass-paned pocket doors you enter the living room, with its 11-foot ceilings, fireplace with gas starter and hardwood floors. Another pair of pocket doors opens to the formal dining room, which also has a fireplace. Beyond is an eat-in kitchen with Saltillo tile floors, an upholstered banquette, extensive storage and ceilings that top nine feet. There is a powder room under the staircase.
Two bedrooms, each with an arched window looking out to a balcony (one also has a fireplace), occupy the front of the second floor. A third bedroom is in the center, and the master suite extends along the back. It has a windowed sitting area, a walk-in closet and a bathroom with double pedestal sinks and twin medicine cabinets, a claw-foot soaking tub and a glass walk-in shower. The guest bathroom has double vessel sinks and a shower.
The large, finished third-floor space can be used as a playroom, media room or office.
Outdoor space: The paved backyard has an in-ground swimming pool and a pool house with a shower. There is also shed for storage and a bamboo hedge that enhances privacy. A whole-house generator is in a side yard. The driveway is used for off-street parking.
Taxes: ,225 (2018), plus a 0 annual homeowner’s fee for a local security patrol

This house is in Springs, a hamlet north of the village of East Hampton, on top of a hill that overlooks Three Mile Harbor, off Gardiner’s Bay. It is slightly more than two miles from the Pollock-Krasner House and Studio, Springs General Store and Ashawagh Hall, a community arts center.
Size: 3,900 square feet
Price per square foot: 6
Indoors: A local builder designed the house as his residence, using wood and hardware from demolished 18th- and 19th-century structures. The great room, on the main floor, has 16- to 18-inch-wide knotty-pine boards from a 1700s house in Vermont that were laid with square-cut, hand-hammered nails. All heating, cooling, plumbing and mechanical systems are 21st century.
The great room, which includes a living room with a wood-burning fireplace and a dining room, is set off by French doors from a central stair hall. It connects in the back to an eat-in kitchen with knotty-pine cabinets, granite counters and hardwood floors embedded with ceramic tile. A family room off the kitchen has French doors that open to the backyard. This level also has a bedroom and a half bathroom.
The second-floor master suite occupies the same footprint as the great room below. It includes a large bedroom and sitting area with columns, hardwood floors and a gas-burning brick fireplace. The master bathroom has a water closet, a stand-alone shower stall and a tub overlooking the backyard. Four additional bedrooms on this level share two hallway bathrooms.
The standup basement and attic are almost 1,000 square feet each.
Outdoor space: The clapboard building sits at the end of a private road on 1.7 wooded acres. It is fronted by a hand-built retaining wall of bluestone slabs and has solid copper gutters and leaders. There is a covered porch in back and an attached two-car garage.

This home is in the hilly Upper Westside neighborhood, within walking distance of Westlake Park, which has a fishing lake and playground. It is less than a mile east of the campus of the University of California at Santa Cruz. The Santa Cruz beach boardwalk is two miles away. The house was used in the filming of “Devs,” an upcoming FX network thriller series about a San Francisco software engineer.
Size: 2,123 square feet
Price per square foot: 9
Indoors: Exposed beams, skylights and Saltillo tile floors help give the single-level home its relaxed character. Tucked into an L-shaped porch, the front door opens into a living room with a vaulted ceiling, oak floors and a white-painted brick fireplace flanked by built-in bookshelves. From there, a pair of arched doorways on the right leads to a study and dining room. Next to the dining room is an eat-in kitchen with vintage painted wood cabinets and white backsplash tile.
The double-sided fireplace opens on the other side of the wall to a family room that connects at one end to the dining room. At the opposite end, the room steps up to one of three bedrooms grouped together. Two of the rooms share a bathroom with green ceramic tile covering the vanity top and tub wall, and Saltillo tile floors. The master suite, which was created in the 1980s, has arched bookshelves, vigas and a bathroom with double sinks, a shower and an enclosed garden.
Outdoor space: French doors in the master bedroom open to a rear brick patio that runs the length of the house and has built-in wood benches and a pergola. The attached garage has room for one car. The lot is 0.26 acres.
